Worked example

A Western Australian investor buying a $650,000 residential property in Perth pays approximately $24,890 in WA stamp duty (before any first-home buyer concession or foreign-acquirer surcharge).

First-home buyer concessions

First-home buyers pay no duty on homes up to $450,000 with a sliding concession to $600,000 (lifted from $530,000 in May 2024). Vacant land: full exemption to $300,000, concession to $400,000.

Foreign buyer surcharge

Foreign buyers pay an additional 7% Foreign Transfer Duty on residential property.

WA-specific quirks

WA also offers a Concessional Rate of Duty for properties under $200,000 (a flat $1.50 per $100 with $20 minimum) - useful for low-value regional investor purchases.

Yes. From 21 March 2025, FHB thresholds increased to $500k (no duty) and $700k (concessional) for established homes, with higher thresholds for new builds.

What is the WA Foreign Transfer Duty?
