WA stamp duty
$24,890
General transfer duty rate (investor / second-home buyer). FHB concessions, if eligible, reduce this further.
Keep this WA number for tax time
Stamp duty adds to your CGT cost base, so it lowers the tax you pay when you eventually sell. Vestly stores it against the property and tracks cashflow, depreciation, and deductions across your whole portfolio.

How WA stamp duty works
Western Australia transfer duty is administered by RevenueWA. The general rates below are unchanged since 2008; 2024-25 reforms targeted first-home buyer concessions rather than general rates.
Western Australia transfer duty brackets (FY 2025-26)
| Dutiable value | Duty payable |
|---|---|
| $0 - $120,000 | $1.90 per $100 |
| $120,001 - $150,000 | $2,280 + $2.85 per $100 over $120,000 |
| $150,001 - $360,000 | $3,135 + $3.80 per $100 over $150,000 |
| $360,001 - $725,000 | $11,115 + $4.75 per $100 over $360,000 |
| $725,001+ | $28,452.50 + $5.15 per $100 over $725,000 |

Worked example
A Western Australian investor buying a $650,000 residential property in Perth pays approximately $24,890 in WA stamp duty (before any first-home buyer concession or foreign-acquirer surcharge).
First-home buyer concessions
First-home buyers pay no duty on homes up to $450,000 with a sliding concession to $600,000 (lifted from $530,000 in May 2024). Vacant land: full exemption to $300,000, concession to $400,000.
Foreign buyer surcharge
Foreign buyers pay an additional 7% Foreign Transfer Duty on residential property.
WA-specific quirks
WA also offers a Concessional Rate of Duty for properties under $200,000 (a flat $1.50 per $100 with $20 minimum) - useful for low-value regional investor purchases.
Common questions
When is WA transfer duty payable?
Within 2 months of the contract date. PEXA handles payment for e-conveyancing settlements.
How is WA stamp duty calculated for a $650,000 investor purchase?
Sitting in the $360,001 - $725,000 bracket: $11,115 + 4.75% of ($650,000 - $360,000) = $11,115 + $13,775 = $24,890.
Has WA changed first-home buyer thresholds recently?
Yes. From 21 March 2025, FHB thresholds increased to $500k (no duty) and $700k (concessional) for established homes, with higher thresholds for new builds.
What is the WA Foreign Transfer Duty?
7% additional duty on residential property purchased by foreign persons. Stacks on top of the general rate.
Are there off-the-plan concessions in WA?
A 75% off-the-plan duty rebate (capped at $50k) applies to new apartments in multi-tier developments, intended to stimulate inner-Perth supply. Investor and owner-occupier eligible.
What about the WA Build-to-Rent concession?
BTR developments enjoy a 50% land tax reduction for the first 20 years (RevenueWA). Stamp duty is at the general rate.
