The Residential Tenancies Act is the state-level statute that governs the rights and obligations of landlords and tenants in residential property. Each state and territory has its own RTA (NSW Residential Tenancies Act 2010, VIC Residential Tenancies Act 1997, etc.) and they differ materially on rent-increase notice periods, frequency caps, bond limits, repairs obligations, end-of-tenancy procedures, and entry rights. As an investor, the RTA in your property's state determines what you can and can't do as a landlord - including which prescribed form (if any) you must use for rent increases and termination notices. Getting the form or notice period wrong typically renders the notice invalid, and tenants can then refuse to act on it.
